About Ravenswood

Ravenswood is located in the Waimakariri District, approximately 25kms north of Christchurch, just north of Woodend and west of State Highway 1. Ravenswood is bordered by Rangiora Woodend Road to the south and State Highway 1 to the east. It is a 5 minute drive to the beach at Pegasus Bay.

Ravenswood is a new residential community just half an hour north of Christchurch designed to offer family living at a fantastic price, with all the benefits of a thriving community. Experience a semi-rural lifestyle; fresh country air, open spaces, green areas, neighbouring walkways and nearby golf course and beaches with the convenience of a commercial centre within the community offering a supermarket, petrol stations, and a wide range of retailers on your doorstep.

Ravenswood is a fully master planned community with a total land area of 150ha. This includes over 1,500 residential sections and plans for approximately 20 hectares of commercial land.

Residential sections range in size from 310m² to 700+m².

The subdivision offers all the normal services and facilities such as water, sewer system, stormwater system, and underground power. Fast fibre broadband service is available to the boundary of every lot.

There is easy access via a roundabout from State Highway 1, and a secondary roundabout on the Rangiora Woodend Road. The main roundabout will also provide access to the commercial precinct.

North Canterburys newest community has been designed and developed by Canterbury based Ravenswood Developments Limited.

Purchasing land

A 10% deposit is required upon confirmation of the Sale & Purchase Agreement with Ravenswood Developments Ltd. Deposit amounts required by homebuilders for House and Land Packages and completed homes may vary according to the homebuilder.

Purchasers have 5 working days following issue of Certificate of Title to settle the balance owing on the section.

House construction must commence within two years of settlement and be completed twelve months after this time. Landscaping is to be completed within three months of the dwelling receiving Code of Compliance.

Please refer to the Land Covenants. No Lot may be sold until a house has been constructed. Ravenswood may grant a dispensation to this requirement at its discretion.

Building at Ravenswood

Yes, you can choose your section and use your own builder, or we can recommend one of the reputable building companies working alongside us at Ravenswood.

The covenants are there to protect the property values of the sections, the privacy, peace and security of the residents and the quality of the environment within the community.

If you comply with the relevant standards contained in the Waimakariri District Council District Plan and resource consents obtained by the vendor, then you will NOT require a resource consent. The resource consent obtained by the vendor also allows relaxations to some of the standard rules in the District Plan.

Yes, all plans must be submitted to the Ravenswood office for design approval.

An overall geotechnical report produced by Tonkin & Taylor is available for all sections showing whether each lot is TC1 or TC2 equivalent. This report, along with geotechnical fact sheets for both the residential and commercial areas, is available on the Documentation page of the Ravenswood website or from the Ravenswood Sales Office.

Generally second hand or relocated homes are not permitted on any lots at Ravenswood. However, there may be some cases where Ravenswood Developments would consider allowing this, subject to this not devaluing neighbouring property and at our full discretion.

Right of ways are owned by the section holders whose access onto the main body of their section is via the right of way. The owners of the right of ways are obliged to maintain them.

The purchaser is responsible for the fencing. The Vendor will not be required to assist the Purchaser with fencing of the property. Under the Fencing Act your neighbour is required to pay half the cost of an adequate fence. Yes. Enable will be installing fibre at Ravenswood. Once this is in residents will be able to choose their internet provider. See the list of providers here: https://www.enable.net.nz/for-home/connecting-your-home/

Yes, you may install an approved Environment Canterbury woodburner (see list of approved woodburners here https://www.ecan.govt.nz/data/authorised-burners/). A separate resource consent is not required as long as you select an approved woodburner. A building consent from the Waimakariri District Council is required before installing a woodburner (or pellet fire). There are several providers available. Visit http://www.enable.net.nz/how/residential.html to view the available telecommunications providers.

Reticulated gas is not available. Portable gas cylinders or bottles may be used for permanent cooking, water heating or domestic heating purposes. Please refer to the Covenants for further information.

A conventional reticulated gravity sewer system will be installed which complies with Council requirements and connects to the Woodend Urban Wastewater Scheme. There will be no ongoing costs or maintenance for lot owners.

A conventional piped stormwater system will be implemented to cater for storm events and to provide a high level of treatment and detention, as required by the Waimakariri District Council and Environment Canterbury.

Between three metres and seven metres depending on how close to the lot boundary the plantings are. Please refer to the Land Covenants for further information.

Living at Ravenswood

Ravenswood is in the school zone for Woodend Primary School and Kaiapoi High School. Applications may be made to other local schools outside the zone but there is no guarantee of being accepted. Right next to the Ravenswood subdivision is New Zealand’s newest town centre – Ravenswood Central.

With 20 hectares of commercially zoned land, Ravenswood Central will grow alongside the community. Many businesses are already established, with much more to come.

New World, BP, McDonald’s, Gull, Joe’s Garage, The Coffee Club and other restaurants are already open, soon to be joined by Harvey Norman, Unichem and other known brands. 

Over the coming years, Ravenswood Central will fill in its 20 hectares with a mixture of retail, hospitality and services to become a community focused, thriving town centre.

Ravenswood is within the Waimakariri District Council and normal council rates will apply. It is not anticipated that there will be any additional service fees or corporate charges for sections at Ravenswood.

Rates will start accumulating on settlement of title. Rates are an annual charge and are set by the Waimakariri District Council on the information held in the rates database on 1 July of each year.
